Refund & Cancellation Policy

Please read this before you buy. The Starter Toolkit is a digital product delivered immediately, which changes how the usual 14-day cancellation right works.
1. What you are buying
The Xclusive Academy Airbnb Rent-to-Rent Starter Toolkit is a self-guided digital educational product, priced at £149.99 as a one-time payment. It contains downloadable and/or online digital resources. There is no physical product.
2. Delivery
After a successful payment you receive access shortly afterwards — normally immediately — through an account on our course platform and/or by email. If you do not receive access, contact us and we will put it right.
3. Your statutory cancellation right
As a consumer buying online, you normally have a 14-day period in which you can change your mind and cancel. For digital content, there is an important exception.
At checkout you are asked to expressly request and consent to the digital content being supplied immediately, before the end of that 14-day period, and to acknowledge that once supply begins you lose the right to cancel. Where you give that consent and acknowledgement, and supply then begins, your right to cancel is lost — to the extent permitted by applicable law.
If you do not want to give that consent, do not tick the box and do not complete the purchase; contact us instead and we will explain your options.
4. Change-of-mind refunds
Once immediate supply of the digital content has properly begun following the required consent and acknowledgement, we do not offer change-of-mind refunds where the law permits us not to. This is because the content is immediately accessible and downloadable in full.
5. When you may still be entitled to a remedy
Your rights under UK consumer law continue to apply. For example, you may be entitled to a repair, replacement, price reduction or refund where the digital content:
- is faulty, corrupted or does not work as it should
- is not as described, or materially differs from what was presented on the sales page
- is not of satisfactory quality or is not reasonably fit for its stated purpose
- was never delivered to you, or access was not provided
- otherwise fails to meet requirements that cannot legally be excluded
We may also, at our discretion, offer a refund in other circumstances — for example a clear duplicate payment or an obvious billing error.
6. How to raise an issue or request a refund
Contact us using the contact details on our website with your name, the email address used at purchase, your order reference and a description of the problem, including screenshots if relevant. We will acknowledge your request and aim to respond within a reasonable period, normally within a few working days.
Where a refund is due, it will normally be made to the original payment method within the timescales applied by our checkout provider and your bank.
7. Access after a refund
If we refund your purchase, your licence to use the materials ends, your access will be removed, and you should delete any downloaded copies.
