No Refunds Policy

1. What you are buying

The Xclusive Academy Airbnb Rent-to-Rent Starter Toolkit is a self-guided digital educational product, priced at £149.99 as a one-time payment. It contains downloadable and/or online digital resources. There is no physical product.

2. Delivery

After a successful payment you receive access shortly afterwards — normally immediately — through an account on our course platform and/or by email. If you do not receive access, contact us and we will put it right.

3. Immediate supply and loss of the 14-day cancellation right

As a consumer buying online, you normally have a 14-day period in which you can change your mind and cancel. For digital content supplied immediately, there is an important exception.

At checkout you are asked to expressly request and consent to the digital content being supplied immediately, before the end of that 14-day period, and to acknowledge that once supply begins you lose the right to cancel. Where you give that consent and acknowledgement, and supply then begins, the right to cancel is lost — to the extent permitted by applicable law.

If you do not want to give that consent, do not tick the box and do not complete the purchase.

4. We do not offer refunds

Because the toolkit is downloadable digital content that is fully accessible the moment you buy it, all sales are final. We do not offer refunds, partial refunds, credits or exchanges for reasons including:

• changing your mind after purchase
• deciding the toolkit is not what you expected, where it matches its description
• not having time to work through the materials
• not applying the materials, or not achieving the results you hoped for
• buying by mistake, or buying more than one product from us
• difficulty in your personal circumstances, market or local area
• your device or software being unable to open standard files (we will help you access them instead)

This policy is made clear before purchase and you accept it by completing your order.

5. Your statutory rights are unaffected

Nothing in this policy excludes or limits rights you have under UK consumer law that cannot legally be excluded. You may still be entitled to a repair, replacement, price reduction or refund where the digital content:

• is faulty, corrupted or does not work as it should
• is not as described, or materially differs from what was presented on the sales page
• is not of satisfactory quality or is not reasonably fit for its stated purpose
• was never delivered to you, or access was not provided
• otherwise fails to meet requirements that cannot legally be excluded

We may also, at our sole discretion and without setting a precedent, resolve a clear duplicate payment or an obvious billing error.

6. How to raise an issue

Contact us using the contact details on our website with your name, the email address used at purchase, your order reference and a description of the problem, including screenshots if relevant. We will acknowledge your request and aim to respond within a reasonable period, normally within a few working days, and will try to fix the problem first — for example by restoring access or supplying a working file.

Where a refund is legally due, it will normally be made to the original payment method within the timescales applied by our checkout provider and your bank.

7. Chargebacks

Please contact us before raising a chargeback with your bank or card provider so we have a fair opportunity to resolve the issue. We keep records of purchase, consent to immediate supply and access delivery, and we will provide these to the payment provider where a chargeback is raised.

8. Access after a refund

If a refund is ever issued, your licence to use the materials ends, your access will be removed, and you must delete any downloaded copies.
